Türkiye’s expanding tourism industry is attracting
growing attention from institutional investors, supported by the introduction
of a new financing model designed to unlock fresh capital for tourism assets.
The initiative seeks to provide hotel operators with alternative funding
sources while creating investment opportunities for domestic and international
funds looking for stable, income-generating assets.
Developed by JRO Investment, the “Buy-Lease-Resell”
model is inspired by international investment structures and is intended to
establish a more sustainable capital framework for tourism facilities and their
operators.
Combining property ownership with long-term operations
Under the model, the physical assets of a tourism
property are acquired by institutional investors, while the hotel or resort
continues to be operated by its existing management under a long-term lease
agreement. Investors benefit from predictable rental income and predefined exit
mechanisms at the end of the investment period.
According to JRO Investment, the structure allows
operators to access long-term financing at lower cost while maintaining
operational control of their properties.
“Türkiye is becoming one of the world’s most
attractive markets not only for tourism demand but also for tourism-related
investments,” said Murat Göktuğ Aksu, Chairman of JRO Investment.
“Facilities with strong operational performance,
stable rental income potential and high brand value are increasingly appearing
on the radar of institutional investors.”
Growing demand for income-generating assets
The launch of the model comes as investor interest in
Türkiye’s tourism sector continues to expand. Rather than focusing solely on
property appreciation, many institutional investors are increasingly seeking
assets capable of generating regular and predictable income streams.
Aksu believes the new structure could attract
substantial new capital into the sector over the coming years.
“We believe the Turkish tourism sector could attract
hundreds of millions of euros in new capital in the coming years through such
structures,” he said.
Hotels emerging as strategic investment assets
Göksel Akman, General Manager of JRO Investment, said
investor priorities are shifting towards assets that combine stable cash flow
with long-term value creation.
“We are seeing investors look not only at the value
appreciation of physical assets but also at assets that produce stable
returns,” Akman explained.
According to him, tourism facilities with strong
occupancy levels, recognised brands and sustainable revenue generation are
becoming an increasingly attractive investment category.
“Given Türkiye’s tourism potential, we expect
next-generation investment models that offer both rental income and long-term
value appreciation to gain prominence,” he said.
Diversifying financing options for tourism businesses
Industry observers believe hotels and tourism
properties are likely to play a larger role as investment vehicles for
institutional capital and financial markets in the years ahead.
Structures that combine experienced operators,
long-term lease agreements and transparent exit mechanisms could help diversify
funding sources for tourism businesses while supporting future sector growth.
JRO Investment said it intends to continue developing
connections between tourism assets and institutional investors as Türkiye’s
tourism industry enters what the company describes as a new era of financing
and capital investment.
